I watch the real estate market pretty closely here as we have done a few deals and you would be surprised at the number of "second" houses that are modest 500-800k houses in neighborhoods rather than the mcmansions being built up on the hills around the valley. our last culdesac had a median value of 650k. of the 8 houses making it up, 3 were second or 3rd homes. the hill behind us had a median value of 2mil. of the 14 on the hill, 2 were second homes. a good chunk of the mcmansions are vp's in the casino industry or business owners in the valley. this is their primary residence.

thx zog for the info. in the selfish me me me culture that currently permeates the US and everyone's desire to sue when someone looks at you wrong, I don't know that I see powell or mead returning to their glory days even with 2 strong years of snowfall. we sold our boat solely based on water at mead and lack of ramps and frankly if I had a timeshare at powell, it would be gone as well. I could be wrong but everyone seems to want to move to the southwest and more and more people with no real change in usage will continue to doom the lakes. the gov't may try to tighten up again(late to the party as usual) but once they do, the lawsuits will come a flyin from farmers and the navajo nation.

side note, california water usage in march is up 19% over 2020 and 27% in LA valley. think the message is getting through?
