Boathouse Design and Lift.

Now that my lake is getting close to being done.
I am designing a boat house here is what I am currently thinking.
I want a boat house that the boat and all my gear can stay in year around.
Planning on concrete foundation with a pole barn building metal tin sides and roof.
base building will be 40'x40' with a lean to off one side for a covered dock with no sides.

I guess i have a few questions one what people done, seen or think.
I got a 07 Supra 21v with a goal in the next two years to be in a new Supra SA or A (close your ears) Nautique G23
so the questions (boat specs i am using is the g23 because it is a bigger boat than the SA.)

1. Will I be comfortable with the well size is good at 11'x28'? (boat length 25'2 and width of 8'6)

Garage door coming in to the house will be 8' tall by 12' wide. but the height to water will be 10'.
2. Is 10' height with the boat in the water and wakeboards on racks tall enough to make it in?
3. is 12' wide enough with boards in the racks?

Lift I really would like a platform lift. I been looking at Northshore. I attached some pics of them. they are pricey. by using these there will be nothing (no post, no cable) above the floor around the boat (all lift components will be below the floor) and under the boat there will be composite decking you will not be able to see the water when both lifts are all the way up. I will have roughly a 40'x40' open area with the boat sitting in.
lift will be 10,000 lb lift rated for a 8000 lb boat (the lift has decking and a aluminum I beam frame, so it is oversized by manufacture).
4. Is 8000 lb enough for a boat that dry weight is 6500 lb and can hold 2500 lb of stuff to max weight? I think if I have a new boat I will dump water before putting on lift. (that is a lot of extra weight)
5. Anybody know anything about north shore or know and other manufacture to check out?
6. With the floor of the lift being even with the deck. 12' to the ceiling of the boat house should be plenty of clearance for the boat on the lift?

There will be a garage door on the front, walk doors and windows. but with the over all design does anyone see a problem with what I have so far.
Also any input would be nice I got one shot at this for a while and we don't see many boat houses in Illinois.

cool project to say the least and that lift and rendering are pretty cool.

as to 12ft width being sufficient, boats are 8ft wide and average surfboard is 21". that's only leaving 3" on either side IF the surfboard racks are even with the outside edge of the boat but something tells me they have some curvature to the tower. I would think you will have 6-8" on each side factoring in arcs of tower. that's a pretty tight squeeze especially in a breezy/windy day trying to get back home.

rather than spec'ing a bigger door, why not swing the boards in while you load it on the lift? not that hard to do.

height no answer BUT most boats will fit in a 12ft tall door with tower up. if it's in the water drafting 25+" that gets you under a 10ft door.
if it was me tho I'd go measure a supra/nautty on a trailer and subtract draft for sure.

You can't go big enough on garage doors in my opinion. I've built several garages for all my toys and am so frustrated that I let folks talk me into standard size doors on a couple of them. My last build I went with a 12x14, 20x14 and a 40x14. I wish the 12x14 was a 20x14 but I was balancing door and wall space. Something like the 40x14 on your boat house would be sick. It's two 20 ft doors with a post that winches out of the way if desired. It would be like a huge deck on the water with the door open with the lift you are getting.

Have you considered horizontal bifold hangar doors. This may be an option, and I know you can get them in an opaque glass pane, so daytime lighting isn’t an issue.
