Detached garage progress...

Now that some real progress has been made I thought I would share what we have been up to the past few weeks. We are in the middle of building a 23'6 x 32 detached garage for the boat and truck. This thing has 14ft high ceilings! Walls went up yesterday and the height is just crazy. For the boat, I did a 10x12 door, and the truck got a 10x8. The back side of the building has a 8x7 to open for air flow and so we have a view of the water. We plan on building a deck off the back, which would wind up about 10 ft. higher than the water level. We did a walk in door on the side between the house.



This project has been in the works for months, but finally took off. We are limited on width due to property line, otherwise I would have gone for 25 wide. Hopefully the pics will kinda tell the story, but I am super pumped to see this thing finally standing. We had to tear the storage building in the first pictures down for the project, and last night we stood it back up. It will be tied into the main structure as one, divided off as a storage building for mowers and such with the original double doors on the outside so none of the messy yard stuff and equipment I have will have to be on the clean side. There is also a door from the main side going into the storage building, which you can see framed on the right side. They are sheeting today, and expect to have the whole thing sided and dried in early next week.

Looks pretty awesome man, is this on the back of the house or is this the front of the house? If its the front do you have plans to help it tie into the look of the house? Right now it dominates the view when you come up the drive way. Almost dont know a house is there LOL.

Berg, my water is just a small 1 acre pond. It's not boat friendly. I could set up a winch on it...but do you see the size of that snake!? I kill them regularly!

Not sure how common they are in the north, but that appears to be a water moccasin aka cottonmouth. They are nasty.

Looks great Dusty. Jill said she was surprised you kept the boat outside with as much as you take care of it. I've definitely got garage envy. Maybe I should move up there where I could have the room to build one, it would probably only tack on an extra 15 minutes to the commute to the office.

Are you going to insulate and rock the interior walls?

Don't forget to add:

Multiple 48" T8 fluorescents on different three way switches for stepped lighting (i.e. one third, two thirds or all on) which is easy to do at this point.
Prewire for 6 to 8 in-ceiling speakers, again cheap at this point, then later add the 8" in ceiling speakers from Monoprice (http://www.monoprice.com/Product?c_id=109&cp_id=10837&cs_id=1083703&p_id=4929&seq=1&format=2)and run Sonos amps. Order the speaker wire from Monoprice (http://www.monoprice.com/Product?c_id=102&cp_id=10239&cs_id=1023902&p_id=2821&seq=1&format=2)and you don't need 12 ga.
Run 120V outlets up about four feet off the ground vs. the regular 12" near the back and the front of the garage for plugging in accessories (e.g. battery chargers, work lights etc)
Install multiple LED motion detector lights on both the inside and outside of the garage, pull up hit the remote and back that baby in - the lights come on automatically. The LEDs will cost more initially but you won't have to screw around replacing bulbs.


Again real nice, but get rid of those damn snakes!!

I would echo eric's ideas on prewiring for speakers down the road. not sure on the stepped lighting. single on for a light when you need a tool and more for work lighting when in there. can get expensive quick if you start messing around with electrical especially if you don't have a dedicated panel for power.

did you guys consider "attaching" it to the house for a continuous look? I would think the height of it next to that wall of windows would negate most light benefits there?

Dusty I installed six of these in my dad's mancave and they sounds great. Its funny when I go over there and he is just jamming out. Also for the electrical at his we installed outlets at the normal 12" and at 48" around the whole shop. Awesome looking indeed! I want to build our garage bigger; the configuration of our lot and association rules won't allow a large detached, so I am going to have to live with adding a third stall on the end; looking at this makes me bummed that I didn't get it done before winter!

We are doing the finish out on the inside ourselves. I've got all the insulation already..just waiting for them to have it dried in so my dad and I can get in there and do electrical and sheetrock. I've got a 50" plasma that will go on the back wall behind the truck stall..which will be above the work table.

Those speakers look like the way to go...I just need to decide if they should go in the wall somewhere or if I should put them up on the ceiling so they are out of the way and since it's so far up it will help to not have a loud area at ear level somewhere on the wall in the middle of the building.

My air compressor will be in the storage room side with a switched plug right next to the door so I can have air on demand in the main part and flip the switch to prevent it from running when done. Also the drill press and freestanding belt sander will go over there.

The stepped lighting is real simple with 4' fluorescents as it is not a true stepped lighting system. You just need to add two more switches (or four if you have two doors for running three ways). The real simple and cheap way is just to put every third light on the first switch circuit, another third of the lights on the second switch and the last third of the lights on the last switch.

The trick way is when we run multiple ballast in a bunch of four-bulb fluorescent fixtures, then we wire one bulb in each fixture to the first switch, a second bulb to the second switch and the last two bulbs on the third switch. It gives a way to add false dimming to a garage full of 4' fluorescents.

Either way, (I would just do the first as it is cheap) you still just run one circuit into your first three-gang switch box by the man-door. Switches are CHEAP! and it is just a little more Romex for the switch leg drops.

Yeah, around hear, we always insulate, rock, tape and do at least a knock-down texture then paint it "Swiss Coffee" which is actually a white color.

And another thing to do is run pvc in the wall and convert to metal pipe to come out of the wall in various locations for your air compressor. Easy to do before you rock in the walls.

And run that speaker wire, coil up a bunch of 14 ga up above the bottom cord of the trusses and use electrical tape to a nail, take photos of where they are. Then you just use the round in-ceiling speakers that hang in-between the bottom cords (or ceiling joists), cut a round hole, which takes about two minutes with the right $18 drywall circle tool and then just reach in with a wire coat hanger (if you are old enough to have see one not made of plastic - Damn! I am old!!) and pull your speaker wires down, hook them up and stuff the speakers in the hole. You can even paint the speakers and covers for a custom look! In my home theatre I used the cheap Monoprice speakers for my rear surrounds, painted them black and left the covers off, everybody thinks that they are some high end custom units because I have a decent set of front L-R-C Martin Logans. Also, home run each speaker run and don't daisy chain them as it gives you more flexibility.

Anyway, I will now get off of my soapbox and good luck with your project, it looks awesome (except for them damn snakes!!!)

That's where it was too begin with. We reused the existing slab. Didn't have much of a choice on its angle. The space between the two slabs will be floored on the inside and we will have an access door on the back side to close in the underneath storage area. From the road view when driving by the storage room can't be seen.

Only lighting in these two pics are from that center led light. It's a Rab CLED2x20. It is on a motion sensor aimed at both doors. When either door opens it comes on and provides enough light to be able to see while backing the boat in without having to get out and turn a light on.

Try spending 3 years on a project, like I did in 2000. Pulled off a single car garage, and attached a double car garage and sun room. I thought I'd never be done. Only thing I didn't do myself was the foundation, pad, driveway, windows and stucco.

Oh and I broke three ribs near the end of the project, on something unrelated, and had to let it sit for 3 months. Luckely the drywall was already up.

For the truck side did you have them add track so the garage door would be up out of the way when open? If not before installing the garage door opener I would ask about it. Your head might thank you later, nothing like being in the bed of the truck to stand up and hit your head.

Btw....slow updates now. I got the whole building trimmed out in 1x4 rough cedar. Finishing up the big doors when I can move boat out.

Custom sizes, and expensive. I didn't want the responsibility if something happened during installation, dropped and broken. Just as well. Some of the stuff didn't fit right and it was the contractors headache.

And now I feel lazy, one of my summer projects was to build a pole barn to house my boat, pontoon boat and Suburban. I got it drawn up, but never got around to building it - Damn lakes kept getting in the way. I had to go down and do a six month rental on an indoor boat storage unit just today. And now my wife wants me to build her the interior for her walk in closet (kind of being a princess if you ask me)

My dad has had a stack of these old Texas bricks laying around forever, he was planning on using them if they ever built again and gave me one too use. It's dead center between the doors. Turned out great! They are installing the opener on the boat side today.

And I don't think i ever replied regarding the doors. All 3 are insulated garage doors. We didnt do roll ups. All 3 are highlift and turn at the ceiling so they are all way up high when open. I had the workers open them all the way and cut the track a few inches past where the door stops so its clean on the ceiling and not cluttered with unnecessary track.

I did run a coax line from the house for the tv. My work bench will go below the tv with the reciever inside it.

You can never build them too big. I did 28x34 and figured I'd have plenty of room. Pack in my duramax, the mooma, RZR, lawn mower, workbench, tools Shelving, fridge, yada yada yada and I barely have any room to roam. I'll have to update my garage thread with some pics one of these days. I need a 40x60 :)

get some swim noodles from the dollar store, cut em down, and slide them over the pipes...violla, instant board protection.
